More Signs of Brazil Property Prices Stabilising
Statistics recently released by the FipeZap asking price index have shown a broad level of slower price rises that have characterised the Brazilian real estate market in recent years – increasing by 1.6 percent in October compared to 2.7 percent in April of 2011. The measurement analyses prices in six of the nation’s most prominent markets, namely: São Paulo, Rio de Janeiro, Belo Horizonte, Federal District, Salvador, Fortaleza and Recife.
The largest cities São Paulo and Rio de Janeiro have nevertheless seen what are massive price rises at 23.2 percent and 31.2 percent respectively in the 12 months up to October 2011. Salvador registered the slowest price rise at 5.2 percent over the same period followed by the Federal District at 13.9 percent.
The most expensive real estate in the country is found on the beach side location of Leblon in Rio de Janeiro at R$ 16,608 ($US 9,476) per m² with the nearby regions of Ipanema, Lagoa, Gávea and Jardim Botânico also topping the list. In São Paulo, the most expensive region is Vila Nova Conceição at R$ 5,885 (US$ 3,358) per m².
