São Paulo, Brazil Industrial Storage Space Lease Values Reach New Highs
According to research by Colliers International, at an average of R$ 23,50/m², the lease values of class A industrial storage space in Brazil’s principal economic hub São Paulo are the fourth highest in the world – behind Tokyo (R$ 32,30/m²), Zurique (R$ 25,50/m²) and Hong Kong (R$ 24,00/m²). Geneva (averaging at R$ 22,60/m²), Singapore (at R$ 22,50/m²) and London (R$ 21,00/m²) have lower leasing rates.
The values are significantly higher in comparison to the rest of Latin America – for example the average lease rate is currently R$ 12,8/m² in Bogota, R$ 9,6/m² in Buenos Aires and R$ 7,8/m² in Mexico.
With a vacancy rate of 1 percent, analysts have pointed to a lack of supply for the high values particularly in the Guarulhos, Barueri, Osasco, Jandira and Itapevi in São Paulo state being in high demand.
