Climate Deal Change Day: The Fez Tá Pronto / Luxury Housing for the Poor Application
As today (23rd March 2011) is Climate Deal Change Day, please see the Exitus Construction Brazil´s responses to the organisation´s deal questionnaire below:
Name Your Deal
100% Environmentally Friendly and Luxury Housing for the Poor
What’s Your Deal?
The true answer to alleviating the social housing crisis across the planet in a manner that sets the standards for environmental friendly construction. The programme uses a patented gypsum plaster block (operating within a copyrighted semi-industrialised building model) that releases 70% less carbon emissions during production when compared to brick and cement equivalents. Every ´Luxury Housing for the Poor´ unit also incorporates a unique rainwater recycling system and large water storage tank (holding between 11,000 – 14,000 litres of water) as well as a material that is 100% recyclable on site – meaning that there is no emitted waste.
How Much Carbon Do You Save? Estimate how much carbon dioxide or carbon dioxide equivalent you save.
The process of creating gypsum plaster blocks – which are scientifically proven to be stronger and more durable that conventional building materials used across the planet – requires 70% less energy and also emits 60% less carbon gases into the atmosphere than standard. Scientific data from the reputable Brazilian scientific research institutions is available to prove these facts upon request.
How Good is Your Deal? Other than reducing emissions, what benefits does your deal have? Economic? Social? Societal? Health? Describe!
Please see some of the essential benefits – more information is available via our detailed business proposal and other documentation:
- THE USE OF A MATERIAL THAT IS ABUNDANT AND LOW COST: Brazil has the largest global reserves of gypsum plaster, sufficient to construct at least 350 million housing units (significant reserves are also found in Europe, the US, Africa and the Middle East);
- AN AFFORDABLE HIGH QUALITY HOUSING UNIT: our sales prices are over 40 percent less than our competitors whilst adopting superior standards. Unit sales prices operate very comfortably in line with earnings ratios of the Brazil’s low income earners / socially excluded – we are able to prove that the mortgage payments of our housing units unit are cheaper than the current rent of a favela dwelling in any part of Brazil;
- REALISTICALLY & FEASIBILY TACKLING THE LOW INCOME HOUSING DEFICIT IN BRAZIL: the shortage of Brazilian habitation is estimated at a minimum of 6.5 million units (excluding favelas);
- TECHNICAL VIABILITY: the project falls comfortably under the Brazilian Association of Technical Standards (ABNT) and our pilot buildings have been financed by the Caixa Econômico Federal, Banco do Brasil, Banco Itaú and Banco Real / Santander;
- EMPLOYMENT GENERATION: jobs are created across the production chain from revitalising a dormant industry in one of the poorest regions of Brazil through to transportation, logistics and on the building site itself. We also provide incentives such as scaled wage structures; subsidised housing; youth apprenticeships and female construction worker programmes;
- PAY RISES: viably doubling and tripling the wages of construction workers;
- URBAN CONSTRUCTION VIABILITY: housing can be built on prime valued land;
- URBAN COHESION: removing housing quality divides in central regions (including the favela communities symptomatic of Latin American cities);
- FAST BUILD PERIODS: at over half the standard practice in Brazil (via the employment of a wide-range of optimised processes – including systemising the installation of electrics, plumbing and finishings);
- WATER CONSERVATION: each unit has a rainwater filtration system and a reserve tank capable of holding up to 14,000 gallons, bringing consumer cost savings of up to 50%.
